Located 30 miles from the Port of Savannah (the largest container port in the Southeast U.S.) the property benefits from immediate access to I-95 and sits within the rapidly expanding logistics corridor in Jasper County, SC.
The property is 100% leased to two tenants with less than 3.0-year WALT, providing strong in-place cash flow with significant mark-to-market upside. Additional value creation is projected through our targeted capital improvement plan.
This acquisition represents Lionsmark’s 3rd industrial asset in the broader Jasper County/Savannah MSA, further reinforcing our long-term conviction in the region’s fundamentals, supply-chain positioning, and persistent tenant demand.
